Loft Conversion Types

There are four main types of loft conversion as depicted in the pictures above:

  • Velux & trade - We convert the loft area you already have by putting in windows sloping with the roof
  • Dormer - We build an extension to the roof to bring in new windows
  • Mansard - We create a new space with a new roof
  • Hip to Gable - A loft conversion with a sloping side as well as a front and back slope.

Loft Dimensions

A loft conversion requires a minimum height of 2.3 metres between the ceiling boards below and the roof apex, this can be achieved if your property does not measure up by adjusting roof heights or dropping ceilings. We will also measure and make sure there is enough space for a staircase.

Loft Conversion Plans

Our architect will need to make sure that the floor of the loft can take the new weight you are putting on it, ensuring that any structural supports are not affected and that you meet fire regulations, we can recommend one for you if you have not had the plans drawn up already.

Building Regulations

If the size of the building is being increased by more than 15% you will need Building Regulation approval from the Local Authority. You may also need approval if you are in a conservation area or listed building or if the outside of the building is changing radically. Architectural drawings, building and fire regulation plans are submitted and approved by the council before any work can go ahead, this can take around 3 months, but it varies from council to council. We will offer our help and advice in all loft conversion matters to ensure that things can run smoothly.
